Everyone Thinks This Is Still a Fast, Easy Market. The Data Says Otherwise.

Across the ten ZIPs the desk tracks for the twelve weeks ending August 30, 2026, median days on market and median sold price both climbed compared with a year earlier, not the quick-and-cheap picture many sellers still expect.

Ask around and you'll hear the same story: homes here sell in days, buyers are still fighting over everything, and pricing high is still the move. That is the prevailing feeling. It is not what the twelve weeks ending August 30, 2026 actually show.

Here's what the data actually says. Median days on market across the territory rose to 42.5 days, up from 30 days over the same window a year earlier. Median sold price rose to $1,450,000, up from $1,340,000 a year earlier. Homes are taking longer to go under contract, and they are still selling for more, which is not the "still hot, still instant" combination sellers are picturing.

That doesn't mean every market moved together. In Brisbane, the median sale price fell about 12% year over year. At the same time, the average sale-to-list ratio there rose about 4 percentage points compared with a year earlier. Sellers in Brisbane got less for their homes, but they gave up less ground to get a deal done than they did the year before.

The territory also holds two very different speeds inside one buy box. In Daly City, one of the two ZIPs there runs a median days to pending of 52 days. In the other Daly City ZIP, the same measure runs 10 days. Same city name, two different markets, and a homeowner comparing notes with a neighbor across town is comparing two different experiences.

Burlingame's days on market rose to 32 days, up from 22 days a year earlier. Millbrae's rose to 36 days, up from 28 days. Pacifica's rose to 47.5 days, up from 26.5 days a year earlier, one of the largest slowdowns in the group. San Bruno's rose to 38.5 days, up from 29 days. South San Francisco's rose to 53 days, up from 28 days. San Mateo's rose to 56 days, up from 30 days. Every one of these markets moved the same direction: slower than a year ago, not faster.

What that looks like on the ground is fewer instant, over-asking scrambles and more homes sitting through a second or third weekend of showings before an offer lands. The territory's median sale-to-list percentage still rose to about 105.3%, up from about 101.5% a year earlier, so buyers are not walking away from competitive offers. They are simply taking longer to decide to make them.

If you are thinking about listing, price for a market that takes longer to clear than it did last year, not the one your neighbor describes from their sale two summers ago. If you are buying, the extra days on the clock are real room to think, not a sign the market cooled off for you specifically.

What we will be watching next: whether the gap between the two Daly City ZIPs narrows or widens, and whether Pacifica's jump in days on market is a one-window blip or the start of a pattern. That is the number that will tell us if this is a pause or a real shift.
